Who You Are

The ideal candidate will have experience in property management within New York City. You must be highly organized, possess strong communication skills, and be able to function autonomously in a fast-paced environment. Your role will be to manage day-to-day property operations, ensuring smooth tenant relations, managing building maintenance, and overseeing lease agreements. The candidate must be resourceful and personable, with the ability to build rapport with tenants, vendors, and ownership.

We maintain the highest customer service standards by promptly responding to all resident requests. You will collaborate with residents and the maintenance team to address and resolve problems or complaints. Communication is also required on weekends for emergency situations and tenant move-ins or move-outs. The Property Manager will oversee and manage all work orders, ensuring that each is completed promptly and to the satisfaction of the tenant. Prioritizing the urgency of work orders is essential, as is following up upon completion. Additionally, you will continuously oversee maintenance and janitorial services to ensure the properties are in optimal condition. You must be reachable and responsive after office hours to handle emergency calls and emails as necessary.

What You'll Do

Tenant Relations and Communication

• Serve as a point of contact for tenant inquiries and maintenance requests

• Coordinate tenant access for repairs, inspections, and vendor appointments

• Draft professional written communications including building notices, updates, compliance letters, and lease renewals

• Assist with lease renewals, move ins, move outs, and security deposit processing

• Maintain professional and responsive communication with tenants

Maintenance and Building Operations

• Dispatch and coordinate vendors including plumbing, electrical, HVAC, elevator, roofing, and locksmith services

• Obtain, review, and compare vendor proposals

• Track open work orders through completion and ensure repairs are performed efficiently and correctly

• Schedule preventative maintenance and building inspections

• Assist with emergency response coordination including heating issues, leaks, or building system failures

• Maintain organized records of repairs and service activity

Compliance and Regulatory Oversight

• Track compliance with NYC agencies including HPD, DOB, FDNY, and DSNY

• Coordinate inspections and ensure violations are corrected and certified promptly

• Maintain digital records of compliance documentation

• Assist with documentation related to rent stabilized and market rate leases

• Support annual compliance notices including window guard notices, lead paint notices, and fire safety notices

Reporting

• Assist with rent collection and monitor tenant ledgers

• Track arrears and assist with tenant balance follow ups

• Review and approve vendor invoices

Utility Oversight and Portfolio Management

• Oversee utility accounts across the portfolio including Con Edison and NYC DEP

• Monitor utility billing for accuracy

• Ensure timely payment of all utility invoices

• Coordinate service changes, meter issues, and account updates when necessary

Administrative and Organizational Duties

• Maintain organized digital filing systems for each building

• Track and maintain vendor Certificates of Insurance

• Coordinate building notices including water shutoffs, exterminator visits, inspections, and elevator maintenance

• Maintain up to date building contact lists and operational logs

• Assist with projects as needed

What You Bring

• Experience in New York City property management preferred

• Strong organizational and communication skills

• Ability to manage multiple buildings and priorities simultaneously

• Familiarity with NYC housing regulations is strongly preferred

• Comfortable working directly with tenants, vendors, and staff

• Proficiency in Microsoft Excel and property management software is preferred

Office Hours:

9:00 AM – 6:30 PM

Must be reachable after hours and on weekends for emergencies.

Salary: $70,000-$85,000 annually

Health insurance coverage will be provided.
